The best way to do this is to ask some generic questions first that don't relate directly to the task in hand (the selling). Therefore ask them what they do, what their main project is, how you can help, what they need and so on and so forth. These sort of general interest questions set the scene and help build a little rapport. If you go straight in with the sales process or pitch they are likely to be a little unsettled.
