Selling Home: Showing Potential Buyers Around

However if you have just re-decorated don't make it too obvious, as some people will suspect it may have been done cheaply and in a rush and sometimes to cover up something sinister or a serious flaw! The best gift you can give when showing people around your home is your time. Therefore don't just say you are busy and walk off to let them walk around - some people do this - but rather follow them round. Smile, be enthusiastic, and ask them questions too. If you can try to build a little rapport with them then they will remember that when they come to decide which houses to have a second viewing of and even buy. Use the fact it is you showing them round to your advantage - the estate agent has nothing to gain from building a personal rapport with you, but as the home owner this can be a key criterion. After all, they will be buying the property from YOU, therefore if they like you and trust you then that will be a big plus: as one of the biggest difficulties with buying and selling can be the reliability of each party, with one being awkward in their demands or pulling out at the last moment.
