The first step if you are going to sell the property yourself is of course to value your property.

A little trick that most estate agents use, or common sense really, is to value your property by comparison to the price of similar properties that are either on sale now, or have sold recently.

There is nothing magical about coming up with a price, this is all there is to it, and then when they go round your house they may add a little here or take off a little here depending on the state of the property and any big plus or minus points as they go around.

And that's all that you need to do too.

The good thing is you can get the expert advice for free too, by having a couple of no-obligation valuations from estate agents. These valuations mean that you get the benefit of their experience, but when they tell you the guide price there is no obligation for you to use that estate agent.
